Summer is a common time for mortgage renewals. That's because many homebuyers take the plunge into homeownership during the warmer months. When the time comes to renew your mortgage, it's important to do your homework and be informed.

A new beginning

Think of your mortgage renewal as offering the possibility for a new beginning. If your financial situation or interest rates have changed, this is your chance to adjust your payments. One of the most important mortgage decisions is to select the right term.

Consider your options

A range of different options are available. Your can choose either a long-term mortgage (such as a four-, five-, seven- or 10-year term) or a short-term mortgage (such as a one-, two- or three-year term). In addition, you have the choice between a fixed-rate mortgage or an adjustable-rate mortgage.  Today, there are more options than ever available to you when you’re applying for or renewing a mortgage.

If your mortgage is coming up for renewal and you're considering a switch to a new lender, start the process at least 60 days before the renewal date. Most lenders guarantee their rates for at least 60 days and offer the going rate at renewal if it's lower than the rate initially offered.
